The eastern catchment, the larger of two, has 5 individual stream systems fed by a number of tributaries.  Eash stream has constant flow even in dry weather periods.

The western catchment although smaller in area, is within steeper terrain and has many tributaries and accordingly generates an increased velocity flow.

There is a subterranean investigation of the property, made by water diviner, Dennis Limmer, who has completed various investigations for properties throughout New Zealand as well as Government agencies in the South Pacific Islands.

The diviner identified a number of sites, that can be seen in the plan.

He suggested that cold water could be located at a depth of 90 metres with an estimated discharge rate of approx 90 litres per minute using a 4″ pipe.  Hot water could be sourced at a depth between 200-3000 metres.

This land has bee hives which produces Manuka Honey.  Two of the native flowers that produce this honey is the Manuka and Kanuka.

Langs Beach is the most desirable coastal location in New Zealand with white sand beach and spectacular Whangarei Heads views.  Langs Beach is away from the crowds but 1.5 hours from Auckland
